Roof Maintenance — Reactive vs Proactive Approach
Most homeowners only think about their roof when it is already leaking. This reactive approach is more expensive and more stressful — a leak appears in winter or during heavy rain when repair options are limited, and moisture may by then have affected the insulation, timber structure and interior finishes.

Gutter Cleaning
Leaves, moss and debris cleared from gutter boxes and downpipes. Drainage flow through the downpipe system verified. Blocked gutters cleared.
Moss and Lichen Removal
Moss and lichen removed mechanically or treated with biocides. Plant organic matter retains moisture and accelerates covering deterioration — removal extends covering life.
Ridge Condition Check
Ridge sealing or ridge tiles are inspected. Missing or damaged ridge sections replaced during the maintenance visit.
Inspection Report
After every maintenance visit you receive a written inspection report with photographs, a description of work carried out and recommendations for future repairs. The document will also be useful for insurance purposes.
Spring and Autumn Maintenance — What is the Difference
Spring maintenance (April–May) focuses on assessing and addressing damage caused by winter. Frost, snow and ice are aggressive towards roof coverings — particularly at junctions and sealing points. In spring we check whether ridges, flashings and junctions are intact, whether the weight of snow or ice has damaged the covering, and we clear the drainage system of winter deposits.
Autumn maintenance (September–October) is preparation for the winter season. We clear gutters and downpipe openings of leaves — a blocked gutter means water accumulating on the roof and/or against the facade. We check all sealing points and address small defects before frost widens them.

Which Roofs Require More Frequent Maintenance
Not all roofs are the same. Some factors increase the need for regular maintenance:
- Roofs with high moss and lichen growth risk: Roofs in the shade of trees or with a north-facing aspect, where moisture is retained longer.
- Older roofs (15+ years): The covering has already passed through much of its service life — more frequent monitoring is mandatory.
- Flat roofs: No natural water run-off, everything accumulates cumulatively. Autumn cleaning is absolutely essential.
- Apartment buildings: Damage in one area can affect multiple flats. Preventive maintenance is more cost-effective than paying compensation for damage.
- Roofs with many junctions: Chimneys, roof terraces, roof windows — every junction is a potential leak point.
