Every roof covering — metal sheets, tiles, flat membrane — has one job: direct rainwater away from the building. But covers alone cannot stop moisture. They have joints, fixings, penetrations and thermal movement gaps. Waterproofing is the layer beneath the covering that catches everything the cover misses. On a flat roof, waterproofing is the primary defence. On a pitched roof, it is the underlay membrane below the visible covering. Without it, moisture finds its way into insulation, rafters and concrete.

Waterproofing vs Sealing — What's the Difference?
These two terms are often confused but describe very different scopes of work. Waterproofing is a complete system that covers the entire roof surface — a continuous, unbroken barrier. Sealing is a targeted action: applying sealant at a specific joint, crack or flashing. Sealing a crack in a worn membrane is like patching a tyre that is completely bald — it solves a point problem but does not address the underlying condition of the layer. On a flat roof with an aged membrane, sealing alone is insufficient; the full system needs assessment and likely restoration.
Materials — What We Use and Why
Bitumen Rolls (15–20 year lifespan)
The most widely used flat roof waterproofing material in Latvia. Bitumen rolls are torch-applied or cold-adhesive, forming a continuous fused layer. Modern SBS-modified bitumen is flexible at low temperatures and resistant to thermal expansion. When installed correctly in two layers with fully bonded overlaps and proper flashing at all penetrations, bitumen is highly reliable. The most common failure point is the flashings — not the field of the membrane.
PVC Membrane (25–35 year lifespan)
A single-ply PVC membrane is mechanically fastened or adhered and its seams are hot-air welded — not glued or taped. This makes it exceptionally watertight at joints. PVC is the material of choice for larger commercial roofs and buildings where long lifespan matters more than upfront cost. It can be installed over existing insulation without removing it, provided the substrate is sound.
EPDM (40+ year lifespan)
EPDM is a synthetic rubber membrane that is almost inert chemically — it does not react to UV radiation, ozone or temperature extremes in the way bitumen does. A single sheet covers large areas without seams. It is the most durable waterproofing material available for flat roofs. The installation requires specialist adhesives and seam tape — there is no thermal welding. We recommend EPDM for roofs where access for future maintenance is limited and a long-term solution is the priority.
Liquid Membrane (10–15 year lifespan)
A liquid-applied membrane — typically polyurethane or acrylic — is brushed or rolled onto the surface and cures to form a seamless elastic film. It is ideal for complex shapes: around penetrations, at parapet–roof junctions, at gutters and drainage outlets. It cannot replace a full membrane system on a large flat roof, but it is excellent for flashings and detail work around difficult penetrations.
Flat Roofs vs Pitched Roofs — Different Requirements
On a flat roof (slope under 5°), water does not run off — it sits until it drains. This means the waterproofing must be absolutely continuous with zero defects. Even a pinhole in the membrane will eventually allow water through under hydrostatic pressure. This is why flat roof waterproofing must always be installed as a system — with correct drainage fall, proper insulation, full membrane overlap and sealed flashings at every penetration and parapet.
On a pitched roof (slope above 15°), the covering sheds most rain by gravity. But driven rain, ice dams and condensation still reach the underlay. The underlay membrane (wind barrier / vapour control layer) is the waterproofing component of a pitched roof. If it is torn, absent or improperly lapped at joints, moisture will accumulate in the insulation even if the tiles above look perfect.
Signs Your Waterproofing Needs Attention
Moisture in Attic During Dry Weather
If you find moisture or damp patches in the attic when it has not rained for several days, the waterproofing layer is allowing water through from an earlier event. The moisture is held in insulation and only appears later.
Condensation on Rafters and Beams
Regular condensation on wooden structural elements indicates a failure in the vapour control or waterproofing layer. Left unaddressed, this leads to mould and wood rot.
Mould Under Covering or on Rafters
Black or green mould on wooden roof structure or under the covering is a sign of chronic moisture exposure. The waterproofing system has been failing for some time.
Saturated Insulation
If insulation feels heavy, compresses permanently or is visibly wet, it has absorbed significant moisture. Wet insulation is almost worthless thermally and must be replaced along with the waterproofing.
Rust on Metal Elements Under Covering
Metal fixings, rafter hangers or structural connectors showing rust under the roof covering indicate prolonged moisture exposure — a clear waterproofing failure.
Water Seeping at Wall–Roof Junction
The joint between a wall and a roof is a common weak point. If water is tracking down the interior wall below the roof line, the flashing or waterproofing at that junction has failed.
